How the business actually makes money
Treatment rooms are the unit. A spa with six rooms running at 50% utilisation is a very different business from the same spa at 75%, and the difference is almost entirely marketing and membership. Therapist cost is the largest variable and skilled therapists command meaningful salaries plus accommodation. Retail and membership packages are where the margin sits; treatment revenue alone rarely carries the rent in a prime location.
